Elite Hillside Villas is a small club community of 22 two-floor, 4-bedroom villas on a hillside plot in Chalong, south Phuket. The developer, Stone Estate Development Co., Ltd., has no other public project portfolio that we found — based on available data, this appears to be one of the company’s first projects on the island.
Location and surroundings
Chalong is an inland southern district of Phuket, known for the bay of the same name with its yacht marina and villa projects that are generally more accessible in price than the west coast. Elite Hillside Villas is not a beach project: the nearest beach, Karon, is about 6 km away and reachable only by car. Our catalog also features 9Nile Residence in the same district, from Art House Group (from ~$436,390) — a developer with a portfolio of around 9 island projects, which offers more confidence in delivery than a new player like Stone Estate Development.
Economics and pricing
Entry into the project starts from ~$414,040 for a 4-bedroom villa in one of two categories, Signature or Grand. The developer offers a guaranteed 8% a year for the first three years — one of the highest fixed yield figures in our villa catalog. But there’s a flip side to that guarantee: the higher the promised yield, the more the developer’s own financial stability matters for the full payout period, and Stone Estate Development has no public track record on the market yet.
Stage, developer and risks
The project is at an early off-plan stage: phase 1 is targeted for December 2027, so more than a year remains before handover. The exact villa floor area in square metres is not disclosed by any source we checked — only the configuration (4 bedrooms, 2 floors, a private 8×3 m mineral pool) and the entry price are known. Only leasehold is available for this project; there is no freehold option. The main risk here is the developer itself: without a public track record of past deliveries, it’s hard to assess reliability at this early sales stage, and the promised 8%-a-year yield guarantee requires the company’s financial stability throughout the full three-year term.
Who it suits: an investor willing to accept the higher risk of a debut developer in exchange for a higher stated yield and a spacious villa with a private pool. Buyers who prefer working with a developer with a proven portfolio should look at the neighbouring 9Nile Residence or other Chalong projects with a longer market history.
