Garrya Residences Phuket is Banyan Group’s new wellness brand inside the Laguna Phuket resort: 38 residences in a four-storey building on Bang Tao Beach, ranging from 1-bedroom units to penthouses with private rooftop pools. Management and bookings run through the Garrya hotel and the Sanctuary Club network. Entry is from ~$484,166, with completion by end of 2028.

Location and surroundings

Bang Tao is the most developed resort cluster on Phuket’s west coast, built around the integrated Laguna Phuket resort with its lagoons, golf course and retail infrastructure. Garrya Residences sits inside this complex, roughly 200 metres (about a 3-minute walk) from the beach — not beachfront itself, but plugged into all of Laguna’s resort infrastructure as its own. HKT Airport is about a 31-minute drive away, and Porto de Phuket mall is 7 minutes by car or an unhurried 25-minute walk.

Payment is split into five equal 20% instalments through construction — a standard schedule for large off-plan projects, without sharp upfront spikes.

The economics rest on the operator’s reputation: units join the Garrya hotel’s inventory and are managed through the Sanctuary Club programme, giving access to bookings across all of the group’s hotel brands — Banyan Tree, Angsana, Cassia and Garrya itself. In theory this should lift occupancy through a shared guest base, but the developer does not disclose a public guaranteed yield rate, so we don’t quote a specific percentage — worth confirming once the hotel actually launches.

Stage, developer and risks

Banyan Group is one of the few island developers with a full operating history rather than just a development portfolio: the company created and has run Laguna Phuket resort since the 1980s, with roughly 23 projects and over 1,600 units under the Banyan Tree, Angsana, Cassia and now Garrya brands. For Garrya Residences, this is the debut project under a new brand — most of the operator’s portfolio is already delivered and operating, which lowers the “inexperienced developer” risk, but the Garrya product itself has no track record yet of occupancy or resale pricing.

Completion is set for end of 2028 — a longer wait than the catalog average, and the high entry price (even for the most compact residences) puts the project in Bang Tao’s premium segment, not accessible to every investor. The Sanctuary Club management format is worth flagging separately too: it’s not free-form rental at the owner’s discretion, but participation in a hotel pool on the operator’s terms — a plus for some (no need to find tenants yourself), a flexibility constraint for others.

Who it suits: a buyer who values an international hotel operator’s name and operating track record more than a minimal entry ticket, and is willing to wait for delivery through 2028 in exchange for a residence with full hotel service.
