About the project

NOON Village Tower is a completed condo complex in Chalong, southern Phuket: three eight-storey phases built consecutively from 2016 to 2020 by developer NOON Capital. Unlike most projects in our catalog, this isn’t off-plan — every unit is already delivered, and buyers can inspect the apartment and grounds in person before a deal.

Location and surroundings

Chalong is a central district of southern Phuket: not a beachfront location in the strict sense, but a convenient transport hub close to Chalong Bay Marina, shopping, and Promthep Cape — the island’s best-known viewpoint, about 15 minutes by car. Kata Beach is roughly 5.2 km away, Nai Harn about 8 km, both requiring transport. Our catalog also lists Aceller Hotel & Residence in the same district at a similar entry price (from ~$96,849), but at a very different stage: Aceller is off-plan under Wyndham management, while NOON Village Tower is a completed, lived-in complex with years of history.

Economics and pricing

Entry starts from ~$91,358 for a studio or 1-bedroom unit of 24–45 sqm — one of the most affordable options in our catalog. 2-bedroom formats run about 60–71 sqm, and 3-bedroom units up to 85 sqm. Because the complex is fully delivered, the economics are more transparent than off-plan: the projected ~6%-a-year rental yield can be checked against actual rental and resale rates on the secondary market across the three phases, rather than relying purely on a developer forecast. The three separate phases also give buyers flexibility — they can compare specific buildings by condition and price instead of choosing blind within one large construction project.

Stage, developer and risks

NOON Capital is a Southeast Asia-based developer and property manager with projects in Bangkok, Phuket, and Chonburi; NOON Village Tower is its first and, to date, largest asset in Chalong, delivered in three consecutive phases. The main risk with a completed complex of this age isn’t missed handover deadlines — that’s no longer relevant — but the condition of building systems and common areas: Phase I was built in 2016, and by the standards of the island’s newer projects with rooftop pools and coworking spaces, the amenities here are more modest. The three phases may also differ in current management quality — worth checking on the specific building before buying. CAM fee and sinking fund data aren’t disclosed in verified sources.

Who it suits: a buyer who wants a finished, not hypothetical, asset, can inspect the unit in person, and prefers the transparent economics of the secondary market over off-plan projections. Buyers who need walking access to the beach or the newest infrastructure should look at west coast projects instead. Our role as an agency is to select the specific unit by phase and floor, verify the actual condition and management history, and support the deal from reservation through registration. The developer pays our commission — the price stays the same for the buyer.

  • Three delivered phases of one brand — actual resale and rental prices on the secondary market can be compared
  • Architecture and materials are stated as European-standard for their era and segment
Trade-offs
  • Not a beachfront complex: reaching Kata or Nai Harn requires a car or scooter, there’s no walking access

Legal deal structure

How ownership at NOON Village Tower is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

When buying leasehold

Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

How much does a unit at NOON Village Tower cost?

From ~$91,358 for a studio or 1-bedroom unit of 24–45 sqm. 2-bedroom units run about 60–71 sqm, and 3-bedroom units up to 85 sqm.

Who is the developer?

NOON Capital — a Southeast Asia-based developer and property manager focused on residential and hospitality projects in Thailand. NOON Village Tower is its first and, so far, largest project in Chalong.

When is handover?

The complex is fully delivered: Phase I in 2016, Phase II in 2018, and Phase III in 2020. All three phases are ready to move in.

Freehold or leasehold?

Both ownership structures are available within the foreign quota.

What is the rental yield?

A rough guideline is around 6% a year. As with any completed asset, actual returns depend on season, occupancy, and which management company runs the specific unit.

How close is it to the beach?

The nearest equipped beaches are Kata (~5.2 km) and Nai Harn (~8 km), both requiring a drive.

How does it compare to other Chalong projects in the catalog?

NOON Village Tower is priced close to Aceller Hotel & Residence (from ~$96,849) — but it’s a completed asset with an operating history, while Aceller is still under construction under Wyndham management.

Is the rental income guaranteed?

~6% projection — that is a projection, not a guarantee: actual income depends on occupancy, season and running costs. We model it for the specific unit before the deal.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
