Minus. Handover is spread out to 2028 in phases — early blocks are delivered well before the later ones
About the project

The Momentum is a mixed-use quarter near Layan beach: 4 blocks of 7 floors each with studios, 1–4 bedroom apartments, a future villa phase and commercial space, including a hotel currently under construction. The project leans on a green concept — roof gardens with solar panels and stated smart-home features. The complex is designed to be self-contained: a pool with a kids area and club, a sports court, a gym and wellness centre, a café, restaurant and spa, plus an on-site pharmacy and bank branch — enough to cover daily needs without leaving the perimeter. That combination suits buyers who see the purchase as both a home and a rental asset.

Location and surroundings

Layan is one of the most sought-after districts in northwest Phuket: quiet, green, with steadily growing infrastructure and none of the tourist density of neighboring Bang Tao. Historically the district grew up around villas and club-style residences in a higher price segment, while Bang Tao next door concentrates hotel brands, the Laguna golf courses and nightlife; The Momentum targets the calmer, family- and investment-oriented buyer typical of Layan. The Momentum sits 1–1.5 km from the beach — not beachfront, but within comfortable reach by bike or car, with HKT airport about 15 minutes away and Patong, Kamala and Surin around 10 minutes. That 1–1.5 km distance to the water is a practical trade-off: walkable, but in the tropical heat most residents prefer a bike or a car. The flip side of being off the first line is that the competitive edge becomes the in-house infrastructure rather than the beach itself. The hospital distance is also worth noting — about 25 km, not the fastest access to emergency care by district standards. Our catalog also lists Layan Verde and Layan Green Park in the same district — both projects from our own VillaCarte Group with a more compact, unified concept, while The Momentum is a separate mixed-use quarter with four blocks and a commercial component.

Economics and pricing

Entry starts from ~$152,870 for a studio at 36–44 sqm, putting the price around $3,500–4,200 per sqm depending on the specific unit. The lineup extends to 2-bedroom apartments of 72–103 sqm and 3-bedroom units around 124 sqm, with a villa phase planned for later; pricing and timing for it are not published yet — a typical staged-announcement approach for large mixed-use quarters, so comparing its economics to the already-available units would be premature. Management company SID offers a guaranteed yield of ~5% annually for 5 years, or participation in a 70/30 pool — both typical for large mixed-use off-plan projects in the district.

The choice between the ~5% guarantee and the 70/30 pool is essentially predictability versus upside. The fixed rate suits buyers who want a predictable cash flow over a 5-year horizon and do not want their return tied to how one specific block fills up, but it caps the upside even if real occupancy turns out higher. The 70/30 pool hands the owner most of the profit but shifts low-season and complex-wide competition risk onto them — and given that the blocks together add up to roughly the unit count of several mid-sized district projects, several hundred units hitting the market at once is likely to pressure rates in the first year or two more than a compact project would face. The commercial component — café, restaurant, spa, pharmacy, bank, a hotel under construction — serves more than residents; it also brings footfall and visibility to the whole quarter, indirectly supporting rental appeal.

Stage, developer and risks

The Momentum handover is spread across phases: Urban Scapes and Synchro Villas are planned first, by December 2027, followed by Terra Grove Apartments in June 2028 and Serane Condo Apartments in September 2028. That staggering reduces the risk of relying on “one big date,” but it means carefully confirming the schedule for the specific block before buying. For an off-plan buyer, phased handover is generally a plus: it spreads delay risk over time and allows entering a later phase after watching the earlier blocks progress. But it has a flip side — units across phases effectively compete for the same buyers and tenants, and the developer will need to balance sales pace across blocks to avoid oversupply at any single stage.

Developer Serene Innovations & Developments (SID) has operated on Phuket since 2016 and already runs several projects in the area between Surin and Bang Tao — Serene Condo Layan, Terra Grove Layan and Diamond Condominium, all with a stated eco-concept (solar panels, offset tree planting). That portfolio reduces the risk of a “one-project developer,” but it also means several sites running in parallel — worth confirming that resources are in place across all of them before a deposit. The stated green concept — roof gardens and solar panels — on paper lowers common-area electricity costs, but the real effect usually shows only after a year or two of operation, so it is sensible to budget conservatively for running costs rather than rely solely on marketing claims. For a large 4-block project, all of this adds up to higher competition among rental listings once construction wraps up — yield will depend on how quickly the complex fills up. Before booking at The Momentum, we will check the current status of the specific phase and block, the real construction pace, and which units are already sold — and tell you which phase offers the best price-to-handover balance.

Strengths
  • A mixed-use quarter: studios, apartments and eventually villas plus commercial space in one place
  • A green concept — roof gardens with solar panels cut running costs
  • Full in-house infrastructure: spa, pharmacy, bank, café — no need to leave the perimeter
  • A ~5% income guarantee for 5 years from management company SID
Trade-offs
  • Handover is spread out to 2028 in phases — early blocks are delivered well before the later ones
  • ~1–1.5 km from Layan beach — not the closest walking distance in the district
  • A large 4-block project means high competition among listings within the complex itself once it launches
Legal deal structure

How ownership at The Momentum is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Villa and land

A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

What is the cheapest unit in The Momentum?

From ~$152,870 for a studio at 36–44 sqm. 2-bedroom units of 72–103 sqm and 3-bedroom units around 124 sqm are also available.

Who is the developer of The Momentum?

Serene Innovations & Developments (SID) — a group active on Phuket since 2016, also behind Serene Condo Layan, Terra Grove Layan and Diamond Condominium.

When is it completed?

In phases: Urban Scapes and Synchro Villas by December 2027, Terra Grove Apartments by June 2028, Serane Condo Apartments by September 2028.

Freehold or leasehold?

Both options are available within the foreign quota.

How far is the beach?

About 1–1.5 km to Layan beach — walkable if you want, but more comfortable by car or bike.

What rental yield can I expect?

A choice of a ~5% guaranteed annual yield for 5 years, or a 70/30 pool (owner keeps 70% of net profit).

How does The Momentum compare to Layan Verde or Layan Green Park in the same district?

The Momentum is a larger mixed-use quarter with commercial space and a phased, staggered handover, while Layan Verde and Layan Green Park are projects from our own VillaCarte Group with a single concept and an in-house rental pool.

Can I live in the unit myself?

Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
