About the project

Layan Verde is a self-contained seaside quarter with biophilic architecture 700 metres from Layan beach: 774 residences across 7.5 hectares, lagoon pools, its own community mall with a waterfall and an ocean club. The premium buildings and the on-site 5* hotel are operated by Dusit International, which puts the quarter in the branded-residences bracket. VillaCarte Group’s flagship — the most talked-about address in Phuket’s northwest.

Location and surroundings

Layan is a quiet, green district on Phuket’s west coast, valued for privacy and gradually growing infrastructure rather than tourist density. The beach is about 700 metres on foot (~9 minutes), HKT airport is around 20 minutes by car, and Bang Tao with Laguna and the Boat Avenue retail cluster are close by. Our catalog also has Layan Green Park in the same district — another VillaCarte Group flagship, but in the format of a compact eco condo-hotel rather than a large 7.5-hectare quarter. Layan Verde bets on scale and its own “city by the sea” infrastructure rather than the lowest entry price.

Economics and pricing

The unit line-up runs from premium studios (from 36.2 sqm, from $235,995 per the 01.09.2026 price list) to ocean-view luxury residences: the luxury entry is a 102.1 sqm 1BR without a private pool at $667,050, followed by terrace-pool units up to 4–5 bedroom penthouses at $4.0–4.2M. Prices move with construction: studios have already climbed from the launch level of $224,776 — early entry has historically been the best deal in projects like this.

The economics revolve around the rental pool: the owner receives 60% of the pool’s net profit — roughly 8–10% net per year — while construction-stage instalments (35% or 50% down) lift the effective return on capital deployed.

Stage, developer and risks

Completion is set for 2028 — the project is in an active off-plan construction stage. Disclosed running costs include a CAM fee (common area) of 85 THB/sqm per month and a one-off sinking fund of 850 THB/sqm; leasehold units also carry a 1.1% registration fee every 30 years. This is a special case in our catalog: Layan Verde is built by our own group, so here we are not an intermediary but the primary source — we know each unit’s status, the real construction pace and the quarter’s development plans. The full project landing is behind the “Project website” button; we send the current price list the same day you ask.

Legal deal structure

How ownership at Layan Verde is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

When buying leasehold

Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

Thailand property due-diligence checklist →Bank of Thailand guidance on foreign-exchange transactions ↗

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

How much is the most affordable unit in Layan Verde?

Per the price list of 01.09.2026 — a premium studio from 36.2 sqm at 7,833,125 THB ($235,995). Prices have risen from the launch level of $224,776 (via $228,838 in July 2026) and keep climbing as construction progresses.

What units are available besides studios?

Premium line: 1BR from $331,796, 2BR from $549,915, 3BR from $924,533. Luxury class with ocean views: a 1BR from $667,050 (without a private pool), and with private terrace pools — 2BR from $1,225,967, 3BR from $1,806,665, 4BR from $2,819,529, 4–5 bedroom penthouses at $4.0–4.2M.

When is Layan Verde completed?

Completion is scheduled for 2028. Payment follows a construction-linked instalment plan: 35% or 50% schemes.

Freehold or leasehold?

Both are available within the foreign quota. Leasehold offers a more flexible entry and is usually converted to freehold later while quota remains.

What rental yield can I expect?

Under the pool model the owner receives ~8–10% net per year (60% of the pool’s net profit; management keeps 40%). The exact figure depends on the unit.

How is buying from Layan Real Estate different from other catalog projects?

Layan Verde is our group’s own project: we run the construction, management and rentals ourselves, so we know every unit and will tell you honestly which one fits your goal.

Can I live in the unit myself?

Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.

Is the rental income guaranteed?

~8–10% net to owner (60% of the pool’s net profit) — that is a projection, not a guarantee: actual income depends on occupancy, season and running costs. We model it for the specific unit before the deal.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
