A condo 400 m from Surin beach with a retail gallery on the ground floors
The Petit Tycoon — condo project, Surin: entry from ~$453,050, from $6,864 per sqm. Beach: Surin, ~400 m. Both freehold and leasehold available. No rental program at this project. Completion: September 2026.
The Petit Tycoon is a 6-storey condominium 400 meters from Surin beach — one of the closest-to-the-water new-build projects in the area currently for sale. Apartments range from 2-bedroom units at 66 sqm to spacious duplexes at 306–344 sqm, with a retail gallery on the ground floors instead of a typical lobby.
Surin is one of the most expensive beach areas on Phuket’s west coast, bordering Bang Tao and known for fine-dining restaurants right on the beachfront. The Petit Tycoon sits just 400 m from the water — a genuinely walkable distance, which is rare for new-builds in this price segment: most off-plan projects in Surin are either up on the hill with view positions or set further back from the shore. The area also has villa clusters in a higher segment — for example Surin Heights and Baan Thai Surin Hill — but those target a different budget and format (villas rather than condos).
Boat Avenue and Bang Tao are a few minutes away by car, and HKT Airport is roughly 25–30 minutes down the highway. The complex’s own 24-unit retail gallery on the ground floors covers some daily needs without leaving the estate — though the cafés and restaurants of Surin itself are still more walkable than in most neighbouring areas. Internal facilities include infinity pools, landscaped gardens, a fitness and yoga room, a sauna, a games room and a home cinema — a set closer to a clubhouse than to a typical condo in this price segment.
Entry starts at ~$453,050 for a 2-bedroom unit from 66 sqm, working out to roughly $6,800 per sqm — noticeably higher than the more affordable options nearby. For comparison, in the same Surin area our catalog also lists The Title Biancana (from ~$187,391) and Mida Grand Resort (from ~$130,985) — both considerably cheaper, but further from the beach. The Petit Tycoon’s premium is essentially the price of that 400-meter proximity to the water and its positioning in a premium part of the district.
The developer offers interest-free instalments: 30% on contract signing, 10% each at the frame and brickwork stages, and 50% only on handover. That’s a convenient low-load payment schedule for the buyer: the bulk of the payment is tied to the point when the building physically exists, not to an abstract construction timeline. On the flip side, neither villacarte nor the developer’s own site discloses any managed-rental terms or guaranteed yield — unlike many neighbouring projects with a rental pool or a percentage guarantee, here the buyer has to work out the yield independently, based on the short-term rental market in Surin.
Handover is planned for September 2026, with the project in active construction. The developer, Boat Pattana Co., Ltd., has worked on Phuket for over 16 years and has a portfolio of 30+ completed projects, including the finished Chardonnay Nai Harn in the south of the island and the Sea Theatre Rawai club estate; the company’s overall delivery track record is solid, which lowers the typical off-plan delay risk.
That said, The Petit Tycoon has no publicly disclosed managed-rental program — worth factoring in for anyone considering the purchase primarily as an investment rather than for personal use: without a rental pool or a brochure guarantee, yield will depend on how effectively the owner arranges the letting themselves or through a third-party management company. The lack of a formal rental program isn’t purely a downside: for a buyer planning to live in the unit themselves or let it directly without a management-company cut, it leaves more freedom in choosing tenants and terms. Before booking at The Petit Tycoon, we check the current construction status for the specific floor and building, and work through a realistic yield scenario for the owner — rather than relying on general market figures. The price stays the same whether you book through Layan Real Estate or not: the developer pays our commission.

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.
