About the project

The Title Villa Estella Naiyang is the first villa project by listed developer Rhom Bho Property PLC (The Title brand), which until now has built only condominiums on Phuket. It comprises 26 two-storey villas with private 3×12 m pools on a ~9,764 sqm site in Nai Yang — ~600 m from the beach and 2.2 km from the international airport. Sales launched on 10 April 2025 with a project budget of THB 500M; by autumn 2026 only a handful of lots remain on open sale.

Location and surroundings

Nai Yang is the island’s northern beach district, where The Title has already built and is building several condos, so this is home turf for the brand. The Estella site sits ~600 m from Nai Yang beach — you can genuinely walk to the sea, which is uncommon for a detached villa with its own plot on Phuket: most of the island’s villa projects sit inland, 2–5 km from the water. Mingle Mall, the district’s retail hub with shops and cafés, is ~500 m away; the HKT airport terminals are about 2.2 km.

Airport proximity cuts both ways. For short-term rentals and for an owner who flies in several times a year it is a convenience: five minutes from the jet bridge to the front door. For permanent living, the noise level of a specific plot is worth checking in person — we do this at the viewing, factoring in wind direction and the villa’s position within the estate.

Economics and prices

The entry price is 18.6M THB ($559,000) for a 252 sqm villa with two bedrooms, a multi-room (third bedroom or office) and three bathrooms on a plot from 187 sqm; given the 252–265 sqm layout range that works out to roughly ฿70,000–74,000 per sqm of house. Lots on larger plots of up to 331 sqm cost more, and they are usually the first to go — we confirm the price against actual remaining stock. The price includes a fitted package (฿1.2M) and two years of pool and garden maintenance: for the buyer this means the villa is delivered ready to move into or rent out without a separate budget for the kitchen and built-in furniture.

For context across the district and the brand. The same developer’s villas at The Title Villa Kirara, inland from Bang Tao, start from ~$870,517 for 305 sqm — about $2,850 per sqm of house with the beach 5 km away; Estella at ~$2,220 per sqm is noticeably cheaper and closer to the sea, though it offers a smaller house and plot. The neighbouring villa project Phuvista Naiyang, ~2 km from the same beach, starts from ~$437,486 for a 2-bedroom villa of 208.62 sqm — about $2,100 per sqm, so Estella sells walkable beach access and a ready fitted package for roughly a 5–6% premium per sqm. The brand’s condos in Nai Yang — The Title Serenity and The Title Olive — cost more per sqm, as compact units typically do, and serve a different purpose: entry there starts from ~$118,663 rather than half a million dollars.

The rental model here comes without fixed promises: The Esquire management company offers to rent out the villa and maintain the pool and garden, but the developer publishes no yield forecast, and we do not quote one either — we model the economics individually against comparable villas in the district. Payment: reservation 200,000 THB, 30% on contract signing and 70% by construction milestones. For a foreigner, ownership is a 30-year leasehold with two renewals (30+30+30); freehold is available to Thai nationals and Thai companies. Running costs (CAM, sinking fund) we request from the developer for the specific lot — public figures for this project are unverified, so they are not listed here.

Stage, developer and risks

As of August 2026 the project stood at 62.3% complete: piling and structure finished at 100%, architectural works at 41%, MEP systems at 46%. This is the final stage: the structure is closed, finishing and services are under way, and the “empty pit” risk is gone. The developer plans handovers in 2026; at the current completion level the exact handover date should be confirmed before reservation rather than assumed.

Rhom Bho Property PLC is a listed company with ticker TITLE on the Stock Exchange of Thailand and a long record of delivered condos on the island, but Estella is its first villa-format project — meaning the brand has no history of handing over villas specifically. The second point is remaining stock: at the time of writing, 1–2 villas were on open sale, and plot choice may already be gone. The third is the ownership structure: for a foreign buyer this is leasehold, which is normal for villas on Phuket but calls for a careful read of the renewal terms in the contract.

As an agency we work from the developer’s price list, so buying through us costs no more: before reservation we confirm the actual remaining lots and their plots, request the latest construction report and the schedule of remaining payments, check the leasehold terms and the fitted package against the specification — and compare Estella with Phuvista Naiyang and Villa Kirara for the client’s specific goal: living next to the airport, renting out, or keeping a second home by the sea.

Legal deal structure

How ownership at The Title Villa Estella Naiyang is structured

The developer information in this listing states: leasehold for foreigners (30+30+30 years); freehold — for Thai nationals and Thai companies. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Villa and land

A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

How much does a villa at The Title Villa Estella cost?

From ~18.6M THB (~$559,000) for a two-storey ~252 sqm villa with a 3×12 m pool on a plot from 187 sqm — roughly ฿70,000–74,000 per sqm of house. The price includes a fitted package (~฿1.2M) and two years of pool and garden maintenance. Lots on plots up to 331 sqm cost more — we confirm the price against remaining stock.

Who is the developer?

Rhom Bho Property PLC — a listed developer (ticker TITLE on the Stock Exchange of Thailand), The Title brand. Estella is the company’s first villa project: sales launched on 10 April 2025, project budget THB 500M. The brand already has completed and ongoing condos in Nai Yang.

When is The Title Villa Estella handed over?

The developer plans handovers in 2026. As of August 2026 completion stood at 62.3%: piling and structure — 100%, architectural works — 41%, MEP — 46%. We confirm the exact handover date with the developer before reservation.

Can I buy freehold?

Not as a foreigner: villas are sold to foreigners on a 30-year leasehold with two renewals (30+30+30). Freehold is available to Thai nationals and Thai companies.

Is there a rental programme?

There is no fixed programme. The Esquire management company offers to rent out the villa and maintain the pool and garden. The developer publishes no yield forecast — we model the economics individually against comparable villas in the district.

How does Estella differ from The Title Villa Kirara and Phuvista Naiyang?

Kirara is The Title’s villa project inland from Bang Tao, ~5 km from the beach and from ~$870,517 for 305 sqm. Phuvista Naiyang is another developer’s villas ~2 km from the same Nai Yang beach, from ~$437,486 for 2 bedrooms. Estella is the only one of the three within walking distance of the sea, with a price per sqm of house between the two.

How is payment structured?

Reservation 200,000 THB, 30% on contract signing and 70% by construction milestones. As construction is in its final stage, we confirm the schedule of remaining milestones for available lots with the developer — part of the payments may fall within a short window.

Can I live in the unit myself?

Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
