When buying freehold
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Botanica Modern Loft’s second phase — larger than the original, nearly sold out, near Bang Tao
Botanica Modern Loft II — villa project, Thalang: entry from ~$701,135, from $2,434 per sqm. Beach: Bang Tao, ~7.3 km. Both freehold and leasehold available. A managed rental program runs here — the yield is calculated per unit. Per aggregator phuket.pro — completed November 2022, ~95% sold (a handful of lots remain).
Botanica Modern Loft II is a larger, more heavily sold second phase of the same villa quarter as the original Botanica Modern Loft (39 villas, completed May 2023, already a separate page in our catalog). Modern Loft II comprises 52–54 villas across three types (288, 326 and 360 sqm, plots 440–897 sqm) in Si Sunthon, Thalang, roughly 7.3 km from Bang Tao beach. Per aggregator phuket.pro, the complex was completed back in November 2022 and is now about 95% sold, with only a handful of lots remaining.
The complex sits in Si Sunthon, about 7.3 km from Bang Tao beach — a typical distance for “second line” villas in the area, requiring a car. Nearby practical infrastructure includes Thalang Hospital at ~2.2 km, the HeadStart Cherng Talay international school at ~2.8 km, the Porto de Phuket (~3.1 km) and Boat Avenue (~3.2 km) retail clusters, and HKT Airport at about 30 minutes by car. This is the same infrastructure belt as the original Modern Loft and Botanica Louvre — Si Sunthon/Choeng Thale remains a shared hub for several of the brand’s villa quarters.
Entry pricing here is lower than the original Modern Loft: villacarte quotes a start of ~$701,135 versus ~$802,576 for the first complex. Aggregators show a wider range on actual lots — from ~$790,000 to $1.24M, with an average price per sqm around THB 101,000 ($2,200/sqm). Given the complex is nearly sold out, the specific availability and pricing on remaining villas can shift day to day relative to the aggregator snapshot.
Villacarte’s own listing describes the project as both off-plan and having “move-in ready” units at the same time — likely referring to the last unsold lots in an already-completed complex, but the exact wording should be confirmed for a specific villa. Ownership is freehold and leasehold by choice, and the projected ~6% annual yield is not confirmed by independent statistics.
There’s a numbering quirk worth noting here: independent data indicates Modern Loft II was actually built and completed before the original Modern Loft (November 2022 versus May 2023). That has no practical bearing for a buyer — both complexes are finished — but the “I” and “II” labeling here doesn’t reflect construction chronology, worth keeping in mind rather than assuming which one is “newer” from the name alone.
One source (agency site moregroup.estate) describes Modern Loft II quite differently — as a project under construction in the Layan area with a Q3 2026 handover. That conflicts with villacarte, FazWaz, Hipflat and phuket.pro, which all agree on a Si Sunthon location and a 2022 completion, so we consider this page stale or inaccurate but note it for completeness — if you encounter that description in other listings, it’s likely confusion with a different project.
For a buyer comparing Modern Loft II with the original Modern Loft, a reasonable rule of thumb: if a completed villa with an operating track record at a lower entry price matters more, go with Modern Loft II; if a more compact development scale is the priority (39 villas versus 52–54), go with the original. Either way the area is the same (Si Sunthon, ~7 km from Bang Tao beach), so the choice comes down to the specific unit and budget rather than location.
As an agency we work off villacarte’s current pricing, but for Botanica Modern Loft II the first step is confirming exactly which lots are still available in a nearly sold-out complex, the real status of a specific villa (completed or still finishing), and how it differs in spec from the original Modern Loft, so the client doesn’t confuse the two similarly-named projects.

The developer information in this listing states: freehold and leasehold options. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

We consider that information (from moregroup.estate) stale or inaccurate — most independent sources (FazWaz, Hipflat, phuket.pro) agree on a Si Sunthon location and a 2022 completion. We flag this discrepancy explicitly to avoid misleading you.
Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.
No guaranteed rate is claimed: a managed rental program runs here and income follows occupancy. We calculate it for the specific unit.
Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
