Anann Villas is a collection of just 12 ultra-luxury villas within the MIRA Valley master plan, a large nature development by Ananda Development spanning roughly 220 acres between Kamala mountain and the Bang Niao Dum reservoir, inland from the Bang Tao area.
Location and surroundings
MIRA Valley is not a beachfront residence but a secluded inland nature enclave: Bang Tao beach is about 6 km away (roughly a 15-minute drive), and HKT airport is around 16 km (~30 minutes). In exchange for distance from the sea, the estate offers something rarely found on the island at this scale — a nature trail network roughly 100 km long, equestrian access, cycling tracks, and its own sports infrastructure. The closest comparable project in our catalog by area is the Anchan Burgundy series in the same Bang Tao district: gated villa villages, but smaller in scale and without a full master plan’s infrastructure.
Economics and pricing
Entry starts from ~$3,143,234 for an ASTRA or AERIS villa spanning ~735 to ~891 sqm on a plot from ~837 to ~1,568 sqm — one of the highest entry points in our catalog. For comparison, Anchan-series villas in the same Bang Tao area run from ~$704,933 to ~$1,139,891: Anann Villas is a fundamentally different, ultra-luxury tier where the buyer pays for plot scale, master-plan privacy, and finish level (furniture from premium brands like Molteni&C, GESSI, Giorgetti). The developer’s projected yield is around 6% per year, but at this price tier most buyers primarily treat the villa as a personal asset rather than a rental-income source.
Stage, developer and risks
The developer is Ananda Development Public Company Limited, a publicly listed Thai company with over 26 years of history (among other projects, it built the Porsche Design Tower in Bangkok). Target handover for Phase 1 is June 2027; the project is under construction, so standard off-plan risk applies until completion. One specific feature is the ownership structure: land is transferred under a long-term lease agreement (leasehold), while the house is transferred under a separate sale-purchase agreement. This is more complex legally than direct freehold and calls for closer document review on any future resale.
Who it suits: a buyer with a budget of $3M or more looking for plot scale and the privacy of a nature enclave more than beach proximity and an established operating history. Buyers who prioritize a beachfront location or a lower entry price should look at the Anchan series in the same district or coastal villas in Bang Tao and Layan.
