Baan Boondharik I is a gated estate of 23 single-storey Zen-style villas on ~11 rai near Nai Harn, part of the larger Nai Harn Baan-Bua quarter on Phuket’s south. Every villa has its own pool accessible directly from the master bedroom, plus a private courtyard garden.
Location and surroundings
Nai Harn is the island’s southern tip, home to one of Phuket’s cleanest beaches, a lagoon and a casuarina grove nearby; the district is valued for its quiet and well-developed basic infrastructure (shops, cafés, restaurants within walking distance of residential quarters). The beach is about 3.3 km away (roughly a 7-minute drive), and HKT airport around 48 km (~1 hour) — the trade-off for the island’s southern remoteness. Economics and pricing
Entry starts from ~$650,625 for a single-storey villa with a private pool — noticeably higher than the neighboring condo entry point (Utopia Dream Nai Harn 2, from ~$91,158), but the format is fundamentally different: a private villa with a plot versus a compact unit in a multi-unit complex. The developer projects a yield of around 5% per year — modest for the island’s villa segment, where top projects promise 8–10%, but risk here is also lower given the property’s status as a completed, long-operating asset.
Stage, developer and risks
The developer is All About Residence Co., Ltd., active on the Phuket market since 1999; the company built the entire Nai Harn Baan-Bua quarter on the island’s south, of which Baan Boondharik I is one phase. The project was fully completed in December 2013 — a finished property with over a decade of operating history, not off-plan. The key limitation on deal structure is leasehold only; the developer does not offer direct freehold, which matters for long-term ownership or inheritance planning.
Who it suits: a buyer looking for a single-storey villa with a private pool in a quiet, established southern district, who is comfortable working within a leasehold structure. Before reservation we’ll check the land lease agreement, renewal terms, and the management company’s actual occupancy — for a completed 2013 asset, that’s the first thing worth verifying.
