Sinae Residence is a villa club on Koh Sirey, a peninsula off Phuket Town on the island’s east coast, developed by Supicha Development. The first phase of two villas is already delivered and operating, while a further five villas on the plot are at the building-permit stage. Entry is from ~$2,230,230.
Koh Sirey is an atypical location for the Phuket catalog: not a beach resort area, but a hilly peninsula next to Phuket Town and the AA Marina yacht marina (~2.1 km). A swimmable beach at Patong is about 18.8 km away, so the appeal here is not walking to the sea but the water view, privacy and proximity to Old Town (~10 minutes) and the Central Festival mall (~15 minutes). In the same area, our catalog also lists Royal Phuket Marina — apartments by the same marina with a far more accessible entry point (from ~$595,953), a useful reference for comparing the “marina instead of beach” format.
Entry from ~$2,230,230 places Sinae Residence in the upper segment of our catalog — these are villas with a house from ~1,013 to ~1,373 m² on plots from ~1,188 to ~1,708 m², several times larger than a typical Bang Tao or Layan villa. This scale of plot on the east side of the island, where land is traditionally cheaper than in beach districts, is part of the value proposition: the buyer pays for privacy and space, not for beachfront. Rental management is not structured as a separate guaranteed program — the developer only offers a yield projection of around 6% per year.
The first phase is already a completed, operating asset, which lowers construction risk for that part of the project. But the remaining five villas on the plot exist only at the building-permit level, with no announced delivery schedule — this is classic early-stage off-plan risk and should be treated accordingly. We found no public portfolio of other Supicha Development projects, so the developer has to be assessed by the actual result of this address alone: one delivered and operating phase is already something of a track record, but not a full history across several projects.
Who it suits: a buyer with a budget from $2 million looking for a private villa with a large plot in an atypical marina location for the island, and not tied to beachfront living. Those who want the classic beach format of Bang Tao or Layan should look at west coast projects.
