Botanica MontAzure is a villa project by Botanica (AAP Development) on one of the last remaining plots (~30 rai) within the large MontAzure estate above Kamala beach. It’s a partnership between a villa brand operating on the island since 2005 and the master developer of a well-known location — a combination that doesn’t come up often on Phuket, and one that adds confidence in the overall area infrastructure even though Botanica itself isn’t responsible for the whole estate.
Location is a strong point with a caveat: the plot sits on a hillside above Kamala, and driveways to some villas may be multi-level — worth checking for the specific lot during a viewing. Kamala beach is about 1 km away, but the site is on a hillside: we check real walkability for a specific villa at viewing. Patong and the Laguna Phuket estate are about a 10-minute drive away, and HKT airport is roughly 35 minutes.
36 villas with 4–5 bedrooms, 450–700 sqm, are sold on an instalment plan: 2% at booking, 48% on contract, 50% on handover — a fairly gentle entry compared to projects that front-load payment ahead of construction. The pricing picture doesn’t fully line up across sources: villacarte lists entry from ~$1,160,602, while aggregators quote a range for specific units from ~$1.2M to ~$2M — the gap is more likely explained by different villa types within the line (4-bedroom units are more compact than 5-bedroom ones) than a genuine data conflict. That entry point runs higher than the completed Botanica Luxury Villas Phase III at the low end but comparable at the top — the difference owes more to stage (off-plan vs. finished) and site (hillside above Kamala vs. flat land near Layan) than to the product itself. We couldn’t find a managed rental program run directly by Botanica; independent third-party estimates put yields at 7.5–11% gross (4–6% net after management fees), but that’s a third-party model, not a developer guarantee.
Completion timing is where extra care is warranted: one source cites June 2026, another an estimated 2027 (per the formula “18–24 months from March 2026”), explicitly calling this the latest-delivery project among Botanica’s active phases. That kind of spread isn’t unusual for off-plan, but it’s worth requesting the developer’s current construction schedule before booking rather than relying on a marketing-site date. The developer itself, Botanica (AAP Development), has operated on the island since 2005 and runs several other villa lines in parallel, including the already-completed Phase III near Layan, so the brand has a delivery track record. The extra risk here is Botanica’s role as a partner rather than sole developer within MontAzure: the estate’s infrastructure (roads, utilities, common areas) depends on the master developer’s pace, not just on the villa developer alone.
