The estate sits inland in Cherngtalay, away from the coastal tourist flow but a short drive from its infrastructure: about 5 minutes by car to the Boat Avenue retail strip with restaurants, cafés and supermarkets, and the same distance to Laguna Phuket golf resort. Bang Tao beach is about 5 km away (~10-minute drive), and HKT airport is roughly 20 km, about a 24-minute drive. The format suits buyers who want to live close to everything rather than on the beachfront: on-site amenities include a landscaped park, café, gym, reception and a guarded, CCTV-covered perimeter — a standard set for a complex of this size.
The same Bang Tao district in our catalog has neighbours at a similar entry price — for example Kahli Phuket from $471,026 and Manor Phuket from $488,033, both still off-plan. Villacarte states a projected rental yield of around 8% a year. That’s the platform’s estimate for resale villas like this one in the area, not a contractual commitment from a management company — we found no public occupancy data for this specific estate, so we treat the figure as an upper bound rather than a base-case estimate when modelling payback.
