Nai Harn Baan Bua Pattama is a compact phase of 15 villas within the larger Nai Harn Baan-Bua estate on the south of Phuket: a gated community with reception and security, layouts of 1–3 bedrooms sized 120–305 sqm on plots of 195–520 sqm. Phase 1 was completed in December 2011. Entry is from ~$322,202, the most affordable phase of the estate in our catalog.
Location and surroundings
Nai Harn Baan-Bua sits on the south of the island near Nai Harn beach, a lake, and a casuarina grove — a quiet, established area with basic infrastructure within walking distance of the residential quarters. The beach is about 2.5 km away, and HKT airport is roughly 48 km (~1 hour by car). Our catalog also lists neighboring phases by the same developer: Baan Pratum, built around a “Canal Village” concept, as well as Baan Boondharik I and Baan Boondharik II in a zen style.
Economics and pricing
Entry from ~$322,202 makes Baan Pattama the most affordable phase of the estate in our catalog — notably cheaper than Baan Pratum (from ~$995,248) and other phases by the same developer. The format is compact: just 15 villas across 1–3 bedrooms, with the junior 1-bedroom units fitted with a jacuzzi — an unusual detail for the entry price segment. The developer projects a yield of around 5% per year through the estate’s management company, the same benchmark as neighboring Baan Pratum.
Stage, developer and risks
The developer is All About Residence Co., Ltd., active on the Phuket market since 1999 and behind the entire Nai Harn Baan-Bua estate. Phase 1 of Baan Pattama was completed in December 2011: this is finished property with years of operating history, so it’s worth checking the condition of the systems and roof more closely — almost 15 years of use justifies that. Ownership is structured as leasehold only — unlike some neighboring phases of the estate where freehold is also available; for a buyer this means a simpler entry structure but no direct land ownership.
Who it suits: a buyer looking for the most affordable entry into an established estate with a clear operating history, comfortable with a leasehold structure. Buyers who need freehold or more space should compare with Baan Pratum or other phases by the same developer.
Our role as an agency is to check the technical condition of the specific villa before reservation, confirm the current leasehold agreement terms, and verify the actual workload of the estate’s management company.
