Baan Pratum is the earliest phase of the large Nai Harn Baan-Bua quarter in south Phuket, built around a “Canal Village” concept: single-storey villas of 268-460 sqm with garden, pool, canal or mountain views, in Thai-Balinese architecture with a tropical garden at every home. The first phase was completed in October 2007.
Nai Harn Baan-Bua sits in the south of the island near Nai Harn beach, a lake and a casuarina grove — a quiet area with basic infrastructure within walking distance of the residential blocks. The beach is about 3.2 km away (roughly a 7-minute drive), and HKT airport is about 48 km away (~1 hour). In the same quarter, our catalog also lists the later phases Baan Boondharik I, Baan Boondharik II and Baan Bua Phase II from the same developer.
Entry from ~$995,248 is comparable to other phases in the quarter, but Baan Pratum stands out for its architectural concept: villas sit along a network of canals and lakes rather than in a typical row, as in the newer series. It’s also one of the rare cases for a villa complex of this age where the CAM fee is publicly known: around 5,000 THB per month, or roughly 7.7 THB per sqm of built-up area. That’s worth factoring into a budget — roof condition, canal waterproofing and utilities need closer inspection than in phases built in 2015.
