When buying freehold
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Off-plan condo by The Title in Kamala, Italian coastal style — 306 units, direct developer prices, beach 1.5–2 km away (shuttle, not on foot)
The Title Vivana Kamala — condo project, Kamala: entry from ~$109,000, from $3,437 per sqm. Beach: Kamala, ~1.5–2.1 km — not walking distance, ~6 minutes by car; the developer states a beach shuttle. Ownership: freehold. No rental program at this project. Completion: off-plan, estimated late 2028 – 2029 (sales opened in March 2026).
The Title Vivana Kamala is an off-plan condominium by listed developer Rhom Bho Property PLC (The Title brand) in Kamala, opened for sale on 25 March 2026. By the brand’s standards it is a compact project: 306 units in four seven-floor buildings on a 6-1-22 rai plot (about 10,000 sqm), Italian coastal architecture, with one building (A) pet-friendly. The main argument is the entry price: 1-bedrooms from 3.62M THB ($109,000) at the developer’s direct price list.
The address is 64/92 Nana-Chard, Kamala, Kathu district. Kamala beach is 1.5–2.1 km away depending on the building — not walking distance, but about 6 minutes by car or bike. The developer states a shuttle from the neighbouring Mingle Crystal Lake community hub to the beach, but it is worth being clear: that is a scheduled management-company service, not a substitute for a walk to the sea. The neighbour itself, though, is a real plus: Mingle Crystal Lake lists six padel courts, a wellness zone, a basketball court, a skate zone, a lakeside promenade, a café and a supermarket. Kamala has historically lacked this kind of everyday infrastructure within walking distance away from the beach road. Patong with the Jungceylon mall is about 15–20 minutes by car over the hill, the airport about 40 minutes.
Inside the complex the set is typical for the lineup: a pool with a kids zone, a jacuzzi, a sauna and steam room, a gym and yoga area, co-working with a meeting room, a lounge, 24-hour security. Parking deserves a separate mention — 155 spaces (50% of the unit count, 8 with EV charging) plus 34 parallel spaces. For a condo with units from 30 sqm that is a generous ratio, and in a location where you cannot reach the beach without transport, it genuinely matters.
The unit mix is built around 1-bedroom formats: 1BR S 30 sqm from 3.62M THB ($109,000), 1BR M 32.5–36 sqm from 3.72M ($111,700), 1BR L 40.5–43.5 sqm from 4.77M ($143,200), 1BR Plus 50–56 sqm from 5.85M ($175,700). Two-bedrooms: 2BR M 60–66 sqm from 7.01M THB ($210,500), 2BR L 80–100 sqm and 2BR XL 120.5–128.5 sqm — price on request. The top of the range is penthouses: 2BR 81–105 sqm from 10.45M THB ($313,800) and 3BR 113.5–123 sqm on request. Entry price per sqm is around 120,000 THB (~$3,600); for two-bedrooms and penthouses roughly 100,000–117,000 THB/sqm.
For Kamala that is the bottom of the new-build market. Coralina Kamala by the same developer stands 400–700 m from the beach and starts from ~$156,595 for a 1-bedroom — an entry ticket roughly 40–45% higher, and the premium there is precisely for walking access to the sea. The Element sits at a comparable distance (~1.5 km) and asks from ~$165,552 for 29.9 sqm — about $5,500 per sqm versus ~$3,600 at Vivana. The completed alternative in the area is Kamala Falls, but that is a different class and budget: from ~$396,566 for large apartments. In other words, Vivana is the cheapest way into Kamala through a new condo project, and the buyer pays for it with distance to the water and an early construction stage.
Payment: a ฿100,000 deposit (฿300,000 for a penthouse), then four payments of 25% interest-free per the contract schedule — an instalment plan over the construction period, usual for The Title. Freehold is registered within the foreign quota (by law up to 49% of the building area); at the sales launch the quota is open, but we check the remainder for the specific building before a deposit. Running costs, preliminary: CAM fee ~85 THB/sqm/month and sinking fund ~850 THB/sqm one-time — for a 30 sqm unit that is about 2,550 THB per month and ~25,500 THB upfront; we confirm the figures with the developer at booking. The developer states no rental programme with a fixed payout: the unit is let independently or through a third-party management company, and we calculate the yield forecast from actual Kamala rates on the day of enquiry, not from a marketing figure.
The project is at its earliest stage: sales opened on 25 March 2026, completion is estimated for late 2028 – 2029. The 2.5–3-year horizon is the main risk: money is paid in stages throughout construction, and schedule slips on Phuket are common practice even among large developers. Rhom Bho Property PLC is a listed company with a long track record on the island, which reduces the risk of an unfinished build but does not remove the risk of shifting dates. The second risk is in-brand competition: Coralina Kamala by the same brand is selling in Kamala at the same time, and by completion hundreds of similar 1-bedroom units will reach the area’s rental market. The third — some parameters are still preliminary: 2BR L/XL and 3BR penthouse prices, exact CAM and sinking fund, and the link between payments and construction milestones are disclosed on request.
Who it suits: a buyer with a $110–180k budget who wants a new condo from a known brand in Kamala, is prepared to wait until 2029 and does not consider walking access to the beach essential. Who it does not suit: those buying for their own seaside holidays or counting on a rental programme with a fixed payout.
As an agency we work at the developer’s direct price list — buying through us costs no more. Before booking we will request the current price list by building, the remaining foreign quota, the payment schedule tied to construction milestones and the permit documentation, and we will compare Vivana’s economics with Coralina Kamala and The Element — so the decision rests on numbers, not renders.

The developer information in this listing states: freehold within the foreign quota (by law up to 49% of the building area); we verify the remaining quota for the specific building before a deposit. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

Yes, with no restrictions: this project has no managed rental program, so the unit is yours year-round.
Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
