A condo is the most predictable long-term rental format in Phuket: the common-area fee is already in the rent, the pool and gym are run by the management company, and the electricity bill for a studio or 1BR usually stays within $50–100 a month. This page covers what matters specifically for condos and apartments: what the rent includes, condominium rules, parking, internet, minimum terms. The overall market picture and seasonality are on the long-term rental in Phuket page.
The catalog lists 115 condos and apart-hotels with a rental program, 50 of them in Layan and Bang Tao. We pass rental requests to partners — building management companies and rental agencies; we do not run rentals ourselves and charge the tenant no commission.

Reference points as of October 2026 from the layanre.com articles on renting in Thailand and on short-term vs long-term rental in Phuket; leases are signed in baht at the Bank of Thailand rate. A condo in a complex with a pool and gym usually costs more than a stand-alone studio of the same size but saves on transport and leisure.
Condos react to the season more gently than villas: the annual-lease audience — hotel and clinic staff, families with children at international schools, remote workers — lives on the island year-round. Units in complexes with a rental program often move into the short-term pool in winter, so the choice for an annual lease is widest in April–October. Seasons in detail are on the long-term rental page.
| November – March/April | Part of the units sit in the rental pool; supply for annual leases is tighter | Seasonal 1–3 month rates are above annual ones |
| April and November | Transition months; units come back from the pool | Owners are ready for a 6–12 month lease |
| May – October | Relocating families and school-year moves (July–August) | Widest choice and willingness to discount a long term |
The common-area maintenance fee (CAM fee) is the owner’s expense; the tenant does not pay it separately. Electricity and water are metered on top of the rent; internet is by agreement and is often already connected.
The by-laws and house rules of the condominium juristic person apply to tenants too: minimum rental term, pets, guests, noise, pool access by key card. Ask for the rules before signing — the condo committee can restrict those who break them.
For a studio or 1BR with air conditioning — $50–100 a month at the PEA state tariff, for a 2BR — $80–150. If the meter is in the owner’s or the management company’s name, the rate per kWh (often 7–10 THB against PEA’s 4–5) must be in the lease as a number.
A car or bike space, the number of key cards and guest access to the complex go in writing: in some complexes parking is not assigned to every unit and is allocated by the management company.
Long-term rental starts at 30 days; the standard lease is 6 or 12 months. The deposit is, as a rule, 1–2 months’ rent plus the first month in advance; refund and withholding terms go in the lease.
30–60 days’ notice, what happens to the deposit on an early move-out and the rule for revising the rate on renewal are agreed up front.
Layan Real Estate is a sales agency and does not run rentals itself: we pass the request to partners, and the tenant signs the lease with them or with the owner. We charge the tenant no commission; the partner’s own terms, including any finder’s fee, are disclosed by the partner before signing.
A year in a rented condo is a way to test the complex before buying: the management company, the neighbours, the real electricity bills. If your horizon is more than 5–7 years, an instalment plan on an off-plan studio or 1BR often costs about the same as rent over that period, and at the end you own a unit that can earn through a rental program. Condos and apart-hotels are in the catalog.

This page gives market reference points for long-term rentals in Phuket as of October 2026, compiled from layanre.com materials; it is not an offer of specific units and not financial advice. Layan Real Estate is neither a landlord nor a rental agent: we pass requests to partners, the tenant signs the lease with the partner or the owner, we charge the tenant no commission, and the partner’s terms are disclosed before signing.
Reference points for October 2026: a studio away from the sea is $500–800 a month, a studio or 1BR near the Layan and Bang Tao infrastructure is $700–1,500; a worked example for a 1BR in a new Layan complex gives $900–1,500. A single month in high season costs more than the annual rate.
Yes, a 12-month lease is the market standard alongside a 6-month one. The choice for an annual lease is wider in April–October: in winter part of the units in complexes with a rental program work in the short-term pool.
Yes. A foreign tenant signs an ordinary lease with the owner or the building’s management company; leases of up to three years need no registration. Complexes with a management company are also easier to verify — it keeps the register of owners.
For the tenant, yes: the CAM fee for the pool, security, lobby and lifts is paid by the owner and is already built into the rent. Separately the tenant pays metered electricity and water and, by agreement, internet.
The tenant, by meter: for a studio or 1BR with air conditioning — $50–100 a month at the PEA state tariff, for a 2BR — $80–150. If the owner charges 7–10 THB per kWh instead of 4–5, the bill is noticeably higher — fix the rate in the lease.
As a rule, 1–2 months’ rent plus the first month in advance. It is refunded on move-out less confirmed damage and unpaid utilities — the grounds and deadlines should be in the lease.
Long-term rental starts at 30 days: anything shorter falls under the Hotel Act and the rules of most condominiums. The standard lease is 6 or 12 months; a 1–3 month long-stay is possible at a higher rate, mostly in winter.
Seasonal 1–3 month rates are lower from May to October than in winter, when short terms go up 20–40% and more. Annual rates move less; what changes is the choice — units return from the rental pool and owners are more willing to sign a 12-month lease.
