This collection gathers the Phuket projects where the rental return is written into the contract with a specific rate and term, rather than promised as a forecast. For an investor that is the difference between a hope and an obligation: if the management company does not rent the unit out, you still get paid. There are few of them on the island — 17: 5 villas, 7 condos and 5 apart-hotels, median price $154,310, from $90,793 (Utopia Karon) to $1,038,736 (Alisa Pool Villa). Projects that call their figure a "benchmark" are not included.
The contracted rate sits in a tight 5–8% band, but the term varies a lot more: 10 of the 17 run the standard 3 years, three (Serene Condominium, Sunshine Beach, Wyndham Grand Nai Harn) run 5 years, two (La Vita, Le Villa Lake) run 2 years, and Alisa Pool Villa runs just 1 year. Suksan Villas Phase 5 stands apart with a 30-year contractual commitment — no other project in this collection comes close to that horizon. On ownership, 16 of the 17 sell freehold in some form — anywhere from a condo quota to freehold title on the house itself with the land under a lease; the exception is Elite Hillside Villas, leasehold only. 12 of the 17 are still under construction, 5 are already delivered.
The collection concentrates on the island’s west and south: 5 projects in Bang Tao, 4 in Rawai, 3 in Karon, one each in Chalong, Kamala and Layan, and two in Nai Harn. That’s not a coincidence — these are the districts where developer-affiliated management companies are most willing to back a fixed rate rather than a loose yield forecast.

The word "contractual commitment" shows up in nearly every Phuket sales deck, but it doesn’t mean the same thing twice. Palmetto Park’s own write-up calls its contractual commitment "a developer marketing programme, not an independent contractual commitment" — an obligation from one specific company, not a bank or insurer. Utopia Karon and Venus Karon use sharper language: "a fixed, not a forecast, return" — the figure is written into the sale-purchase contract, and the developer owes it regardless of actual occupancy. The distinction can read as semantics, but it decides what happens if the rental market softens: a real contractual commitment still holds, a forecast doesn’t.
16 of the 17 projects run their contractual commitment for 1 to 5 years, and each listing spells out what comes next. Most often the payout switches to a rental-pool split: MGallery MontAzure Lakeside moves to a 40/60 pool where the owner keeps 60% and management takes 40%; Sunshine Beach and Wyndham Grand Nai Harn let buyers choose between the contractual commitment and a pool split 70/30 or 90/10 in the owner’s favour. Once the contractual commitment lapses, the real number tracks actual occupancy rather than a contract line — worth confirming before reservation, not after signing.
The contractual commitment is almost always funded by the developer itself or an affiliated management company — IBG Rentals in Rise Villas’ case, an in-house team at most of the others. That means the payout is only as reliable as that one company’s finances for the whole term, not backed by any outside backer. For a debut developer like Enigma Residence, or a company without a long public track record like Elite Hillside Villas, the contractual commitment is worth discounting for that risk — which is exactly why every project card in this collection names who is actually paying.
A forecast is an expected percentage that depends on occupancy and may not hold; a contractual commitment is a contractual obligation to pay a fixed sum regardless of the market. Our collection spells the difference out in writing: Utopia Karon and Venus Karon each state "a fixed, not a forecast, return," while Palmetto Park is upfront that its programme is "developer marketing, not an independent contractual commitment." We selected these 17 projects out of 77 keyword hits for "contractual commitment" on exactly that basis — a positive obligation with a stated rate and term, not a negation or someone else’s contractual commitment.
16 of the 17 projects cap the contractual commitment at 1–5 years (most commonly 3, across 10 projects), and almost all of them switch to a rental-pool model afterward — a 40/60 split at MGallery MontAzure Lakeside (60% to the owner), or a choice between the contractual commitment and a 70/30–90/10 owner-favoured pool at Sunshine Beach and Wyndham Grand Nai Harn. The one outlier on length is Suksan Villas Phase 5, contracted for 30 years.
The payer is the developer or its management company — IBG Rentals at Rise Villas, an in-house team at most others — not a bank or an insurer. The contractual commitment is only as solid as that company’s finances for the full term: for a debut developer like Enigma Residence or a company without a long public track record like Elite Hillside Villas, we flag that risk directly on the project card.
A developer has to fund future contractual commitment payouts somehow, and that cost gets built into the sale price at launch — otherwise the programme loses money for them. So a "contracted" project isn’t automatically cheaper than one without a contractual commitment: compare the full economics — entry price, the actual annual rate in writing rather than in a slide deck, and how long the obligation runs — not just the presence of the word.
The collection lists 17 projects: median $154,310, ranging from $90,793 (Utopia Karon, a Karon studio) to $1,038,736 (Alisa Pool Villa, a villa in Si Sunthon near Bang Tao). The mix spans villas, condos and apart-hotels, so the price spread reflects property type as much as the contractual commitment itself.
| Type | Units tracked | Median price |
|---|---|---|
| Studio | 9 | ~$116,765 |
| 1 bedroom | 5 | ~$130,201 |
Calculated from 17 unit-mix rows in our catalog; medians refresh with every update.
Our catalog currently tracks 17 projects — projects with a positively stated contracted return, not a forecast: 7 condominiums, 5 condo-hotels, 5 villa estates. This is a live market snapshot — the page rebuilds with every catalog update, so the numbers below are current as of the date in the header.
New-build entry starts from ~$90 793 (Utopia Karon); the median entry is ~$154 310, and the median price per square metre is ~$3 752/m². Medians are steadier than averages: a single ultra-luxury lot cannot skew them.
12 projects are under construction and 5 are completed and occupied. Completions are spread as follows: 2022 — 1 project, 2026 — 4 projects, 2027 — 4 projects, 2029 — 1 project. The closer the handover, the smaller the waiting discount — the lowest prices historically belong to early phases.
Prices by unit type (entry and catalog median): studios — from ~$90 793, median ~$116 765 (9 listings); 1-bedroom units — from ~$119 000, median ~$130 201 (5 listings).
9 of 17 projects put the beach within walking distance (~1 km); 17 offer a managed rental program or pool; 5 have sea-view units. For investors these are the three yield filters that matter most: walkable beach and managed rentals historically deliver the best occupancy.
The slice covers 16 developers; the most represented are VIP Thailand Group (2 projects), T.H. Group Phuket (1 project), Serene Surin Co., Ltd. (Serene Innovations & Developments) (1 project), Rise Development (1 project). Developer diversity reduces risk — compare delivery track records, not just prices; every developer has its own page in the catalog.
