A search for a "4-bedroom villa" is usually not about a distinct house type — on most projects that unit is simply the top layout in the line-up, listed right next to the 3-bedroom version of the same house. This collection holds 106 villa and mixed-use projects from our catalog where at least one unit is listed with 4 or more bedrooms. The median price is $879,402, ranging from $266,380 (Aileen Residence Bangtao, Bang Tao) to $9,015,351 (The Cape Residences, Pa Klok).
Almost half the collection, 48 of 106 projects, sits in the Bang Tao / Layan belt; next come Thalang (18), Rawai (10), and Chalong and Layan (8 each). More choice doesn't mean cheaper, though: Bang Tao's median is $950,317, pulled up by villas priced at $2–3M, while the most affordable median among areas with a meaningful project count is Chalong, at $584,623. Laguna Phuket's resort cluster barely features here: of Banyan Group's 12 branded projects, only two — Laguna Park (from $432,512) and Banyan Tree Grand Residences (from $2.41M) — sell villas with 4+ bedrooms; the rest of the Laguna family tops out at 2–3.

Laguna Phuket, usually the first stop for a rental-program villa search, barely works for the 4-bedroom format: of a dozen Banyan Group brands, only Laguna Park and Banyan Tree Grand Residences qualify — Angsana, Cassia, Skypark and Bellaguna all cap out at 2–3 bedrooms. The collection's single highest price belongs to a villa on Ko Maprao island in the Ko Kaew area (Villa Escape Residences, $7,948,275, boat access only) — there, the price is driven by owning a private island, not the bedroom count.
