Laguna Phuket is a resort ecosystem at the northern end of Bang Tao where one developer, Banyan Group, builds, sells and rents out the homes. For an owner that is the whole point: the resort’s own management company runs the rentals, not you. This collection holds 22 projects under the Laguna, Angsana, Banyan Tree, Cassia, Skypark and Bellaguna brands, each with a stated rental program.
The choice is wide: 12 condos, 7 villas, 2 apart-hotels and one mixed-format project. Half are already delivered, so you can buy a unit and put it into the rental program straight away; the other half is under construction and sold off-plan. Entry starts at $140,523 for a studio at the completed Skypark Residences, the median is $524,481, and the top of the market is $5,679,442 for beachfront apartments at Banyan Tree Beach Residences Oceanus.
What it earns. On 13 projects the developer quotes a 5–8% a year benchmark, and that is a forecast, not a contractual payout: we say so on every listing. No project in the Laguna ecosystem offers a contracted fixed return. On the other hand, 20 of the 22 offer freehold, and we will match a project to your budget and goal — income or a home by the sea — in a single conversation.

13 of the 22 Banyan Group listings state an actual number — from 5% (Angsana Villas) to 8% (Laguna Beachside, Laguna Lakeside, Laguna Park 2, Laguna Seashore) — always with the same caveat: a developer forecast, not a contractually fixed payout. Laguna Bayside spells it out directly: "a forecast, not a guarantee." Laguna Beachside adds that the real number depends on occupancy not just in that one building but across the resort’s whole growing residential footprint — several more phases sell in a similar price bracket at the same time. Nine listings in the collection — including Cassia, Garrya Residences, both Banyan Tree projects and both Skypark projects — state no percentage at all: the developer describes the management format but names no figure.
Next door in Layan, Layan Verde and Layan Green Park run one consistent model — a 60/40 rental pool with a fixed profit split. Banyan Group’s terms vary project by project instead. Most condos and villas (Laguna Bayside, Laguna Beachside, Angsana Villas) let the owner choose between self-management and letting through an agency or the resort’s rental program, with no hard cap on personal use. The exception is the hotel format: some Cassia units are sold as hotel apartments with limited personal use in exchange for a place in the rental pool, and Garrya Residences runs entirely through the Sanctuary Club on the operator’s terms, with no free-choice letting.
The price ladder inside the ecosystem spans almost 40x. Entry is Skypark Residences from $140,523 (a completed condo) and Cassia from $172,257 (an apart-hotel roughly 8 minutes’ walk from Bang Tao beach); the next tier is Bellaguna Golf Residences and Bellaguna Lake Residences Lotus from $400,000–420,000. Villas start at $432,512 (Laguna Park) and run up to $1.75M at Laguna Homes; at the top sit Banyan Tree Grand Residences and Banyan Tree Beach Residences Oceanus, $2.4M–5.7M for a villa or beachfront apartments. Sea proximity moves the price more than golf does: Bellaguna Golf Residences by the golf course starts at $403,527, while Laguna Beachside, 250 m from the beach, starts at $374,436 — cheaper, while quoting a higher forecast return (~8% vs ~6%).
13 of the 22 Banyan Group listings state a number — from 5% (Angsana Villas) to 8% (Laguna Beachside, Laguna Lakeside, Laguna Park 2, Laguna Seashore). That is a developer forecast, not a fact: the real figure depends on occupancy in that specific building and how many neighbouring phases hit the rental market at the same time. Nine listings — including Cassia, Garrya Residences, both Banyan Tree projects and both Skypark projects — state no percentage at all; the developer describes the management format, not a forecast number.
There’s no single resort-wide pool — Banyan Group’s terms vary by project. Most condos and villas let owners choose between self-letting and management through an agency or the resort’s rental program, with no hard personal-use cap. The exception is the hotel format: some Cassia units are hotel apartments with limited personal use in exchange for a place in the pool, and Garrya Residences runs entirely through the Sanctuary Club on the operator’s terms. That differs from neighbouring Layan, where Layan Verde and Layan Green Park run a single 60/40 rental-pool model.
From $140,523 — the cheapest studio, at the completed Skypark Residences; the Cassia apart-hotel starts at $172,257. Villas start at $432,512 (Laguna Park) and run up to $1.75M (Laguna Homes), with Banyan Tree Grand Residences and Banyan Tree Beach Residences Oceanus at the top, $2.4M–5.7M. Sea proximity moves price more than golf: Bellaguna Golf Residences by the golf course starts at $403,527, while Laguna Beachside, 250 m from the beach, starts at $374,436 — cheaper, despite the higher quoted forecast return.
There’s no ecosystem-wide fixed quota — unlike the 60/40 rental pool next door in Layan, where personal-use terms are uniform across both projects. On most Banyan Group projects, the owner chooses between self-use and enrolling in the rental program, so personal-use days come down to the owner’s choice, not a contract clause. The exception is the hotel format: some Cassia units and Garrya Residences (entirely run through the Sanctuary Club) cap personal use in exchange for a place in the operator’s pool — check the specific terms on the project page.
Because it is a developer forecast, not a contractual obligation. Laguna Bayside and Laguna Beachside state it outright: "a forecast, not a guarantee" — actual returns track occupancy. None of the 22 projects in this collection appear in our separate collection of projects with a contracted rental return: the Laguna Phuket ecosystem carries no contractual return commitments at all, only developer benchmarks.
Yes — 20 of the 22 projects offer freehold in some form, most often freehold on the house itself or on the unit under the 49% foreign quota, with a leasehold on the land beneath it. Only two are leasehold-only with no freehold option: Angsana Beachfront Residences and Angsana Oceanview Residences.
| Type | Units tracked | Median price |

Calculated from 19 unit-mix rows in our catalog; medians refresh with every update.
Our catalog currently tracks 22 projects — Laguna Phuket ecosystem projects (Banyan Group) with a rental program: 12 condominiums, 7 villa estates, 2 condo-hotels, 1 mixed-use project. This is a live market snapshot — the page rebuilds with every catalog update, so the numbers below are current as of the date in the header.
New-build entry starts from ~$140 523 (Skypark Residences); the median entry is ~$564 795, and the median price per square metre is ~$5 906/m². Medians are steadier than averages: a single ultra-luxury lot cannot skew them.
11 projects are under construction and 11 are completed and occupied. Completions are spread as follows: 2026 — 2 projects, 2027 — 1 project, 2028 — 7 projects, 2029 — 1 project. The closer the handover, the smaller the waiting discount — the lowest prices historically belong to early phases.
Prices by unit type (entry and catalog median): 1-bedroom units — from ~$172 300, median ~$295 945 (9 listings); 2-bedroom units — from ~$591 890, median ~$816 000 (7 listings).
10 of 22 projects put the beach within walking distance (~1 km); 22 offer a managed rental program or pool; 7 have sea-view units. For investors these are the three yield filters that matter most: walkable beach and managed rentals historically deliver the best occupancy.
The slice covers 6 developers; the most represented are Banyan Group (Laguna Property) (9 projects), Banyan Group (4 projects), Banyan Group (Laguna Phuket) (3 projects), Banyan Group (Angsana Laguna Phuket) (3 projects). Developer diversity reduces risk — compare delivery track records, not just prices; every developer has its own page in the catalog.
