An intimate gated estate of 19 Laguna villas by the golf course and equestrian club, completed in 2009
Laguna Village — villa project, Bang Tao · Laguna: entry from ~$739,863. Beach: Bang Tao, ~5.3 km. Both freehold and leasehold available. Yield: ~6% developer projection. Completed July 2009, ready estate.
Laguna Village is an intimate gated estate of just 19 private Laguna-brand villas, completed in July 2009 and fully occupied ever since. Two-storey houses with lake, garden or private pool views sit deep inside Laguna Phuket, next to the Laguna Golf Phuket course and the resort’s equestrian club — a detail that sets this project apart from most villa formats of the brand.
Bang Tao beach is about 5.3 km from Laguna Village, the furthest distance among Laguna villa projects in our catalog, but Surin and Layan beaches are only about 10 minutes away by car, and Patong is about 20 minutes — a location closer to the geographic centre of the island’s west coast than “by the sea.” The trade-off is concentrated resort infrastructure nearby: the golf course, the equestrian club, restaurants, bars, fitness centres and Laguna Phuket’s spa within a short drive, plus a shuttle to the beach within the resort.
Entry starts from ~$739,863 — noticeably more affordable than Laguna Homes (from ~$1,746,076, villas from 400 sqm), and below Laguna Fairways (from ~$1,331,753). At the same time, the format is more intimate than both — just 19 villas versus larger neighbouring estates. The projected rental-programme yield is around 6% per year, a typical level for the brand’s completed villa formats, where the main value is the capital worth of the land and house rather than rental cash flow alone.
The project has been fully completed since 2009 — there are no construction risks, but there is an age factor: the condition of the roof, building systems and pool finish should be assessed for each specific house rather than relying on the estate’s general description. As with neighbouring projects of the brand, the land is registered under an assignment agreement separately from the building — we verify the legal structure before signing. The 6% yearly yield is a developer projection, not a contractual guarantee.
Who it fits: a buyer who values intimacy and proximity to the golf and equestrian clubs more than walking distance to the beach, and is ready to look at the resale market with an ownership history dating to 2009. Anyone for whom proximity to the water is critical should compare with resort projects right on the beach.
Our job as an agency is to find a specific villa with a transparent ownership history and a condition matching its price, verify the ownership structure of the land and building separately, confirm the terms of the management programme, and support the deal from reservation to registration.

The developer information in this listing states: freehold (house) / leasehold (land under an assignment agreement). This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

From ~$739,863. The final price depends on the view (lake, garden, pool), the age of the finish and whether the villa has been renovated since 2009.
Banyan Group (Laguna Property) — the developer of all of Laguna Phuket since the 1980s, the same holding behind Cassia, Skypark Elara and the Banyan Tree and Angsana brands nearby.
The estate was completed in July 2009 — this is a fully established complex with a settled occupancy history, and purchases go through the resale market.
The structure is mixed: the building can be foreign-owned while the land under it is transferred under an assignment agreement — a standard scheme for landed property in Phuket.
Yes, through the resort’s management programme with a target of ~6% per year. This is a developer projection, not a guarantee — actual yield depends on the season and the condition of a specific house.
