But “villa for sale in Layan” is its own hyper-local search: a buyer typing it has already picked the district and won’t read a page about the whole belt. The remaining 5 are mixed-use projects with a villa component alongside condo units in one complex: AYANA Heights Seaview Residence, Dandara, Kiara Reserve, The Pavilions Phuket and The Momentum — entry there is lower, from $116,384 for a unit inside one of those complexes.

Developers draw the line loosely: Layan is Bang Tao’s northern end, cut off from the rest of the coast by Sirinat National Park. The difference isn’t administrative, it’s pace — Bang Tao runs on Laguna, Boat Avenue, international schools and resort-town traffic; Layan is quieter and greener, with no through-roads and almost no land left to build on. Bang Tao’s infrastructure stays 10–12 minutes away by car, but the district itself lives on a different clock.
The district’s biggest project is Layan Verde, VillaCarte Group’s own self-contained beachside quarter on 7.5 hectares, 700 m from the beach: 774 residences, handover in December 2028, prices from $235,995. It’s technically a condo project, so it doesn’t make this villa collection, but most of the villa estates on this page sit right around it — from the premium Avadina Hills and The Residences at Anantara Layan down to the more accessible Aileen Villas Layan and Walai Layan Villas. Layan Green Park operates next door too, its first phase delivered back in 2024.
Layan beach is the quiet northern tip of Bang Tao’s 8-kilometre stretch: fine sand, casuarina shade, few people even in high season. Sirinat National Park starts right at its northern edge — a protected zone that physically stops development from spreading further north. That means the privacy of Layan’s villas is backed by a park boundary, not a developer’s promise; the same constraint keeps land scarce and pushes prices up with every new phase.
Technically it’s one belt: the market and developers treat Layan as Bang Tao’s northern continuation, not a separate district — which is why 11 Layan villas also appear in our Bang Tao villas collection at the same $1.14M median. The real difference is character: Bang Tao runs on finished infrastructure and resort traffic, Layan is quieter and greener, bounded by Sirinat National Park, with almost no land left for new building.
