Most projects in this collection run a pool model: the management company handles guests, marketing and reporting, then splits the pool’s net profit with the owner 60/40 — 60% to the owner, 40% to management for running it. Income doesn’t depend on whether your specific villa was booked or a neighbour’s: the pool averages occupancy across every villa in the program, smoothing out a single house’s slow weeks.
Gross pool revenue isn’t owner income: VAT, city tax, the bank fee and the management share come out before the 60/40 split applies. Across Phuket’s managed units the usual net-yield benchmark is roughly 8–10% a year; for a villa the percentage tends to land at or slightly below that, since upkeep costs more, but the nightly rate — and so the absolute payout — runs higher than a condo’s. Plan around the net figure, not the “yield” printed in a sales deck.
