Median price $319,007, ranging from $87,852 (The Title Sierra, a condo in Bang Tao) to $7,948,275 (Villa Escape Residences, a villa in Ko Kaew).
56 of the 76 listings publish a schedule with actual percentages per stage. The typical structure: a 1–3% deposit at booking (most commonly exactly 2%) locks in the unit, a larger 28–48% payment follows at contract signing, and the remainder is split across several instalments tied to construction milestones, settled in full by handover. A few developers ask for more upfront — Hennessy Karon and Sunhills Layan both take a 35% deposit at booking. The remaining 20 listings describe the option without figures — wording like "schedule agreed after signing" is typical of the Botanica series — those projects are still in this collection, but the exact numbers need confirming directly with the developer.
The collection skews toward the districts with the most active construction right now: 33 of the 76 projects sit in Bang Tao (the Botanica cluster plus the Laguna master plans), another 8 in Rawai, 6 each in Thalang and Layan, 4 each in Karon and Nai Harn. A separate and much rarer condition is a plan that keeps running after handover: only 14 catalogue listings genuinely confirm that, and they have their own "Post-handover payment plans" collection — we name a few by name below.

This construction-period plan is almost always interest-free: the developer prices the cost of money into the unit upfront rather than charging it as a separate line.
A regular schedule zeroes out on the day of handover — by completion the unit is paid in full. Thai banks rarely lend to foreigners, so a developer’s instalment plan isn’t a perk — it’s the working way into the market without a bank, credit history or income statements. The trade-off is a different kind of risk: you’re paying a company, not a regulated bank. Before any deposit, check the developer’s financial standing and construction pace as carefully as the schedule itself, and read the default and title-transfer terms in the contract rather than the sales deck.

The terms sit in that developer’s own sale-purchase contract, not in a general law: typically a short grace period, then interest on the overdue amount, and after prolonged default the developer’s right to terminate the contract and keep part of what you’ve already paid as a penalty. Read this clause before any deposit rather than finding out after the fact — especially if payments are wired from abroad and bank delays are a real possibility.
A mortgage isn’t really an option for a foreign buyer in Thailand: local banks rarely lend to non-residents, and on worse terms than a developer’s plan. On Phuket, the instalment plan isn’t an alternative to a mortgage — it’s the working substitute: no bank, no credit history, no income paperwork, but with your money depending on one company’s financial health instead of a regulated lender.
20 of the 76 projects in this collection describe the option to pay in instalments without figures — usually an early sales stage, where the schedule is still being set as construction progresses (typical of the Botanica series). That’s not a reason to rule the project out, but it is a reason to ask the sales office for a concrete schedule and get it written into the reservation agreement before any deposit, rather than relying on a verbal "we’ll work it out later".
