Inside the Laguna Phuket resort we count 12 Banyan Group projects — from compact condos to oceanfront villas; the villa segment is 4 of them: the Laguna Lakelands master plan (villas and condos in one mixed-use project), the gated Laguna Park community, the completed Angsana Villas, and the premium Banyan Tree Grand Residences. This is a narrower cut than our broader Laguna Phuket Residences collection, which also covers 8 condo projects on the same resort.
Across all four, prices run from $253,000 (Laguna Lakelands’ entry point, counting the whole mixed-use project) to $2.41M for the Banyan Tree Grand Residences collections; the median is $498,654. Looking only at pure villa projects (Laguna Park, Angsana Villas, Banyan Tree Grand Residences), entry starts at $432,512 with a median of $564,795: standalone houses and townhouses rather than units inside a multi-format master plan.
All four projects sell freehold on the house and leasehold on the land — the standard Laguna Phuket structure — and all four run a managed rental program through Banyan Group. Two are already delivered (Laguna Park since 2008, Angsana Villas since 2000–2009), two are being built in phases (Laguna Lakelands, Banyan Tree Grand Residences), so buyers can choose between a finished house and an off-plan unit inside the same resort.

Banyan Tree branded villas in Laguna: from lagoon residences to true oceanfront
All four projects sit within or on the perimeter of Laguna Phuket — a 1,000-acre integrated resort with an 18-hole golf course, five Banyan Group hotels and an internal shuttle between clusters. The difference from a standalone Bang Tao villa estate is infrastructure that belongs to the whole resort, not one developer: spa, restaurants, beach clubs and the BDMS Wellness Clinic are open to any Laguna resident, not just owners of one specific project.
Laguna Park is the most accessible entry point: a gated family community of townhouses and villas built from 2008, from $432,512 for a 5-bedroom house. Angsana Villas offers completed mid-tier resort villas from $564,795. At the top, Banyan Tree Grand Residences — lagoon and beach villas under the resort’s best-known brand, from $2.41M, including the Oceanfront Villas collection on the first line. Laguna Lakelands is still building out its 2026–2027 master plan and adds waterfront villas from ~$1.65M inside its mixed-use project.
All four projects run a managed rental program through Banyan Group: developer projections sit around 5–7% a year, but that’s a marketing estimate, not a guarantee — net yield needs calculating separately after operator commission and CAM fees. Owners get access to the 18-hole Laguna Golf Phuket course (membership sold separately), and Laguna Park and Banyan Tree Grand Residences owners also get Sanctuary Club membership with discounts across the resort’s hotels and restaurants.
Access to a whole resort’s infrastructure, not one estate’s: golf course, five Banyan Group hotels, spa, restaurants and an internal shuttle are shared across all of Laguna, not limited to one project’s owners. The trade-off is that recurring fees usually run above the island average — owners fund infrastructure at resort scale.
Banyan Group (Banyan Tree Holdings) has developed Laguna since the 1980s and remains its sole operator — true for all 12 resort projects in our catalog, not just the villas. It’s a public company listed in Singapore with a portfolio across 24 countries, which matters most when you eventually sell.
The 18-hole Laguna Golf Phuket course sits inside the resort and is open to owners of all four projects in this collection (membership is sold separately from the villa). Add Canal Village’s own retail strip, the BDMS Wellness Clinic (Bangkok Hospital Phuket), and beach clubs across the resort’s five hotels.
There’s no single published rate — CAM fees are set per project and typically run above the island average, since owners fund resort-scale infrastructure (lakes, golf, shuttle, security). Laguna Lakelands hasn’t published exact fee figures yet — we confirm them by phase at reservation stage.
Calculated from 5 unit-mix rows in our catalog; medians refresh with every update.
Our catalog currently tracks 4 projects — villas inside the Laguna Phuket resort: 3 villa estates, 1 mixed-use project. This is a live market snapshot — the page rebuilds with every catalog update, so the numbers below are current as of the date in the header.
New-build entry starts from ~$253 000 (Laguna Lakelands); the median entry is ~$564 795, and the median price per square metre is ~$4 685/m². Medians are steadier than averages: a single ultra-luxury lot cannot skew them.
2 projects are under construction and 2 are completed and occupied. Completions are spread as follows: 2026 — 1 project, 2027 — 1 project. The closer the handover, the smaller the waiting discount — the lowest prices historically belong to early phases.
Completed and occupied: Laguna Park, Angsana Villas. Under construction: Laguna Lakelands (2027), Banyan Tree Grand Residences (2026). Every project page in the catalog carries unit prices, instalment terms, honest pros and cons, and an FAQ.
1 of 4 projects put the beach within walking distance (~1 km); 4 offer a managed rental program or pool; 1 have sea-view units. For investors these are the three yield filters that matter most: walkable beach and managed rentals historically deliver the best occupancy.
The slice covers 3 developers; the most represented are Banyan Group (2 projects), Banyan Group (Laguna Property) (1 project), Banyan Group (Angsana Laguna Phuket) (1 project). Developer diversity reduces risk — compare delivery track records, not just prices; every developer has its own page in the catalog.
