A “golf villa” here isn’t just any house in a district that happens to have a course somewhere nearby — it’s a property positioned against a named golf course: fronting a fairway, sitting inside a golf resort’s perimeter, or within a reasonable distance (roughly 4 km) of the course itself. We read every one of the catalog’s 333 project write-ups and pulled 14 where golf proximity is part of how the project is actually sold, not a stray line in the amenities list: median price $741,507, ranging from $284,349 to $1,978,885.
13 of the 14 sit by the 18-hole Laguna Golf Phuket course, across the Bang Tao / Cherngtalay belt — two of them, Laguna Homes and Laguna Fairways, back directly onto the fairways with a course view from the terrace. The remaining project, Botanica Skyport, borders Blue Canyon Golf Course in Nai Yang — the island’s other golf cluster, closer to the airport than to the west-coast beaches.
9 of the 14 villas are already built, 5 are under construction in phases — buyers can choose between a finished fairway house and an off-plan unit. All 14 run a managed rental program, and 13 of the 14 sell under the island’s standard freehold-house/leasehold-land structure; the one exception, Above Element Villa, hasn’t disclosed its ownership route publicly yet.

The island’s main golf address is the Laguna Phuket resort and its 18-hole course in the Bang Tao/Cherngtalay belt: decades of development around it produced both Banyan Group’s branded residences and independent villa estates — Laguna Homes and Laguna Fairways sit right on the fairways, while Erawana Grand, Laguna Village and Laguna Park sit inside the resort perimeter. The second cluster is Blue Canyon Country Club in Nai Yang, closer to the airport than to the west-coast beaches; there are far fewer villa projects here, but course proximity is the same selling point for a buyer choosing a house to play golf, not to swim.
The collection’s floor is $284,349 at Two Villas Wings, the most accessible entry into Cherngtalay’s villa market; the top is $1,978,885 at Punyisa Layan, an intimate 9-villa community with unusually large plots. The median — $741,507 — actually sits below the median for Bang Tao’s whole villa market ($884,701): several established 2000s–2010s Laguna-brand resale estates pull it down (Laguna Park from $432,512, Laguna Village from $739,863), while the fairway-view premium sits mostly with Laguna Homes and Laguna Fairways, priced from $1.33M–$1.75M.
All 14 villas here run a managed rental program — no coincidence for golf locations: some tenants come to Phuket specifically to play, book a villa for a week or two, and want a short transfer to the clubhouse. Program terms match the rest of the island’s villa market — a pool run by a management company splitting net income with the owner; for how to work out real net yield, see our rental income villas collection.
13 of the 14 villas sit by the 18-hole Laguna Golf Phuket course, across the Bang Tao and Cherngtalay belt — Laguna Homes and Laguna Fairways back directly onto the fairways. The remaining project, Botanica Skyport, borders Blue Canyon Golf Course in Nai Yang, closer to the airport.
This collection lists 14 villas: median $741,507, range from $284,349 (Two Villas Wings) to $1,978,885 (Punyisa Layan). Most projects fall in the $600K–1.5M band; villas with a direct fairway view (Laguna Homes, Laguna Fairways) start from $1.3M.
Club membership and a round of golf (green fee) are sold separately from the villa and aren’t included in the purchase price — cost depends on the club, season and guest status (resident owner, tourist, tour package), so check current rates directly with Laguna Golf Phuket or Blue Canyon. Some Laguna projects (Laguna Park, for instance) mention Sanctuary Club privileges in their listing — that’s a separate discount program, not free club membership.
A golf course is infrastructure you physically cannot add next to an existing estate later — the land around Laguna Golf Phuket and Blue Canyon has long been built out, and no new courses are being developed on the island. That keeps finished golf villas’ prices steadier than the market average and adds a fairway-view premium — the same effect sea-view condos command, just for a different buyer.
13 of the 14 villas here follow the island’s standard route: freehold on the house, with the land held through a long-term lease or a Thai company (Asherah Villas spells it out directly — freehold for Thai legal entities, leasehold for foreigners on a 30-year term with two renewals). The one exception is Above Element Villa, where the ownership route for the villa hasn’t been disclosed publicly yet.

Calculated from 14 unit-mix rows in our catalog; medians refresh with every update.
Our catalog currently tracks 14 projects — villas near Laguna Golf Phuket and Blue Canyon: 14 villa estates. This is a live market snapshot — the page rebuilds with every catalog update, so the numbers below are current as of the date in the header.
New-build entry starts from ~$284 349 (Two Villas Wings); the median entry is ~$743 151, and the median price per square metre is ~$2 429/m². Medians are steadier than averages: a single ultra-luxury lot cannot skew them.
5 projects are under construction and 9 are completed and occupied. Completions are spread as follows: 2023 — 2 projects, 2026 — 1 project. The closer the handover, the smaller the waiting discount — the lowest prices historically belong to early phases.
Prices by unit type (entry and catalog median): 3-bedroom units — from ~$589 650, median ~$688 924 (8 listings); 4+ bedroom units — from ~$432 512, median ~$1 346 917 (5 listings).
0 of 14 projects put the beach within walking distance (~1 km); 14 offer a managed rental program or pool; 1 have sea-view units. For investors these are the three yield filters that matter most: walkable beach and managed rentals historically deliver the best occupancy.
The slice covers 10 developers; the most represented are Banyan Group (Laguna Property) (4 projects), Brown Starling Co., Ltd. (2 projects), Miracle Phuket Co., Ltd. (1 project), Banyan Group (Angsana Laguna Phuket) (1 project). Developer diversity reduces risk — compare delivery track records, not just prices; every developer has its own page in the catalog.
